Can I hire you just to solve one specific problem (like adding a bathroom) without redesigning the whole house?
Absolutely! For this type of service, I charge my normal design fee plus $600, which includes a detailed and customized floor plan and model of that space.

What if I don’t have a Matterport scan or floor plan? Can you still help?
Yes! For in-person sessions, I don’t require a floor plan—just your list of needs and ideas. However, for remote sessions or detailed 3D modeling, a floor plan or Matterport scan is necessary to ensure accuracy. I can guide you on how to create a floor plan or recommend a measurement service.

Do you handle permit drawings or detailed construction plans?
No, my work focuses on creating a top-down overview of your space—conceptual designs and layouts that ensure your wishes fit seamlessly. I place large elements in the right spots and ensure everything will fit, even in tight spaces like kitchens and bathrooms. Your contractor can then use my models as a guide to draw up permit-ready plans.

Can you help me prioritize which changes to tackle first?
Yes! During our session, I can help you determine which projects will have the biggest impact on your home’s functionality and feel, so you can decide what to do first.

What if we discover something unexpected once the walls are opened?
Renovations can come with surprises! If something makes the original design unworkable, I’m happy to return and rework the plan with you or your contractor—or both—at no additional cost to ensure it’s buildable and meets your needs.

What if I don’t like the design ideas you suggest?
Design is a collaborative process! During the session, we’ll explore multiple ideas and refine them based on your feedback. If we ultimately don’t land on a solution that resonates with you or meets your needs, no problem—I don’t charge unless you’re happy with the solutions I provide.

What if I have a really limited budget? Can you still help?
Absolutely! I tailor my designs to fit your needs and resources, focusing on solutions that are both impactful and realistic. As a passionate DIYer myself, I’m great at finding creative, cost-effective ideas that make a big difference without breaking the bank.

Do you design decks and patios as part of your landscape design services? How exact are the measurements you provide?
Yes, I include decks and patios as part of my landscape design services. I focus on creating conceptual layouts that show the placement and flow of these elements within your outdoor space. While my designs are thoughtfully planned to ensure everything fits and functions well, the measurements I provide are not exact construction dimensions. Your contractor can use my designs as a guide to create permit-ready plans.

Do you design outdoor structures or ADUs?
No, I limit my designs to working within the foundational footprint of an existing structure. My specialty is reimagining and optimizing the space you already have.

Do you work on commercial spaces?While my expertise is primarily in residential spaces, I’m open to discussing how my services might be applied to small-scale commercial projects.

Can you rework layouts for multi-unit structures?Yes! I can reconfigure layouts for duplexes, triplexes, or other multi-unit structures to maximize functionality and appeal. Whether it’s improving flow between units, finding space for additional features, or optimizing layouts for tenants, I can help ensure the design meets your goals.

For Contractors

Are the measurements in your designs accurate enough for construction?
My designs are conceptually precise, ensuring all elements fit and flow, but they don’t include exact specifications like door heights, widths, or precise placements. Contractors will need to confirm and finalize these sorts of details for construction.

How quickly can you provide designs after a session?
For in-person sessions, I can provide immediate sketches and solutions during the meeting. If hired to rework a space live, I’ll need 72 hours prior to the session to build a model of the existing structure. After exploring options and fleshing out the design during the walkthrough, I’ll need 2 days to complete a basic model or 1 week for a Premier model.
